Set Your Budget
Make sure you know what you can afford and what you are willing to spend. Knowing this will help narrow down your search. When buying a home in Calgary, the more you understand what homes are available and what they are currently selling for, the better you will feel about your new home.
Find an Agent

Once you decide you are ready to buy, it’s time to look at what is available. Use our map search or contact us to have a personalized search set up for you. You’ll receive detailed information as soon as a property is listed, has a price adjustment or is sold.
COMPLETE YOUR BUYER PREPARATION
We’ll walk you through the entire buying process to make sure you have everything in place ahead of time so you can move forward quickly when you’re ready. We’ll help create your personal buying strategy including:

– location advice
– timing
– budget development
– financing options
– legal requirements

LETS GO SHOPPING!
Together, we’ll view the homes you are interested in and provide you with valuable information to help you make your decision, such as:

THIS IS THE ONE – LETS MAKE AN OFFER!
You tell us what you want or need and we’ll do the rest including:
– completing all the paperwork
– providing guidance on the best price to offer
– the conditions you want to include in your offer
– submitting your offer to the seller’s REALTOR®
NEGOTIATE THE DEAL
Working closely with you, we will negotiate the best deal and finalize the necessary paperwork for your signature. Once the negotiations are complete, you now conditionally own a home.
SATISFY CONDITIONS
You will have a certain amount of time to satisfy the conditions included in your offer. The most common conditions include:
– finalizing financing
– completing a home inspection
– reviewing condominium docs
– sale of your existing home
Not to worry, we will guide you through every step of the process.
On “Condition Day” you officially waive the conditions. Congratulations! You are now a home owner.
POSSESSION DAY!
Big Day! You receive the keys to your new home! Your lawyer releases the funds to the seller’s lawyer, transfers the title to you and completes any remaining paperwork.
